LANDLORD RESOURCES
Step 1. Rental Market Appraisal – let us conduct a free market rental appraisal on your investment. We will provide you with a price guide and advice on steps to take to prepare your property to rent.
Step 2. Complete a Management Agreement between the two of us giving us permission to manage your property.
Step 3. Let us do the searching, we will qualify quality tenants with fantastic references and a great rental history and present you with the best tenants possible.

PRESENTATION
A well-presented property attracts good tenants. It is important to present the property clean and carpets steam cleaned. It is a good idea to attend to minor repairs, tidy the grounds (if applicable) and remove rubbish and any unwanted furniture or items. We can help arrange for any cleaning and any maintenance to be done prior to tenancy if you would like us to arrange this please let us know.
INSURANCE
Advise your insurance company or broker that the property is being rented and review your total insurance situation.
We strongly recommend all owners have Landlord Protection Insurance
KEYS
Please provide us with 3x full sets of keys and keep another for yourself or your contact. We supply 2x sets to tenants and hold 1x set in our office in case or emergency, maintenance, or if a tenant locks themselves out.
UTILITIES
Arrange final readings for the electricity, gas and phone, etc in your name at the appropriate time, ie when the property is let.
ACCOUNTS
If you would like us to pay your regular accounts eg. Council, Water, Revenue SA, please provide us with a copy of these accounts, and we can arrange for the invoices to be sent to us or alternatively you can send them to us.
PEST MANAGEMENT
If you have regular Pest inspection or treatments on your home, please notify us of your preferred Pest Inspector and we can contact them to send letters/reminders/ reports/ invoices to us to take care of for you, alternatively we can recommend a local Pest Inspector to utilize if you wish.
INVENTORY
Please supply us with a complete inventory (if applicable) of the property including, where possible, make and model numbers of appliances, this is very helpful if they need repairing.
APPLIANCES
Have any overdue services attended to and ensure filters are clean eg: air conditioners, heaters, water softeners, hot water services, washing machines, dryers etc.
MANUALS
Leave manufacturer’s instructions and other useful information appropriate to your property eg: instructions for air conditioning, oven / stoves/ washing machines etc and list them on the inventory.
